Can you build a real estate classifieds website on Osclass?
Yes.
Osclass is free, open-source PHP classifieds software. A property site needs more than title and price: buyers and tenants filter by location, sale or rent, property type, price, size, and rooms. They expect a map, agency pages, and listings that disappear once a flat is let. This guide covers the category tree, property fields, search filters, maps, agency accounts, moderation, fees, and SEO for a sale and rental property portal.
How do I build a real estate classifieds website? Install Osclass, create a two-level tree (sale or rent, then property type), attach property fields to those categories, import location data for your country, add a map plugin, seed real listings, then open to agencies.
Should sale and rent be categories? Yes. Sale prices and monthly rents never belong in one price filter, and category plus city gives you clean URLs such as apartments for rent in one city.
Which fields should be searchable? Price, floor area, rooms or bedrooms, location, and a few features buyers really filter on, such as furnished or parking. Keep the rest display-only.
Does Osclass support map search? Yes, through plugins. OpenStreetMaps shows listings on a free map; Radius Search adds distance search around a city.
Can agencies manage several agents? Yes. Business Profile gives agencies a company page, and Agency Management adds agent roles under one agency account.
For a real estate classifieds website, use categories for the transaction (sale or rent) and the property type, and use attributes for size, rooms, features, and building details.
Property listings fail on a generic setup because the facts buyers search by end up in free text. A tenant who wants a two-bedroom flat under a set rent in one district cannot find it if the bedroom count sits in the title and the district only appears in the description. Saved-search alerts miss the listing, and category pages fill with results that do not match.
Real estate also mixes two kinds of sellers. Private owners post one property and leave. Agencies post dozens, update them weekly, and expect a company page with their agents. The platform has to serve both without letting agency volume bury private listings.
Osclass core ships listings, nested categories, custom fields per category, user accounts, moderation, listing expiry, alerts, friendly URLs, multilingual packs, and a country, region, and city location model. You host it yourself on PHP and MySQL (about 7 MB core, PHP 7.4+) and own the database, so listings and agency data stay yours if you change hosts.
Plugins from OsclassPoint, the official Osclass marketplace, fill the property-specific gaps: structured attributes, maps, agency accounts, on-site messaging, and feed import. You add only the pieces your market needs.

Use the transaction as Level-1 and the property type as Level-2. Keep the tree two levels deep. Osclass builds SEO URLs from category and location, so this tree gives you pages such as houses for sale or apartments for rent in each city without any filter URL. It also keeps sale prices and monthly rents in separate price filters, where they belong.
Start with For Sale and For Rent. Add Short-Term Rentals only if you will run availability calendars (the Booking plugin covers that), and New Developments only if developers will list projects. A rooms category matters in student cities and large metros; drop it elsewhere.
Do not add a third level for districts, price bands, or room counts. Districts come from the Osclass location data, and price and rooms are attributes. Freeze Level-1 names before you import listings: renaming them later breaks bookmarks, saved searches, and field bindings tied to category IDs.
Attach fields to the Level-2 categories, not globally, so a garage listing does not ask for bedrooms. Make floor area, rooms, and price required. Keep feature checkboxes optional so a seller on a phone can finish the form.
Rental categories need their own field set: deposit, minimum term, and available-from date mean nothing on a sale listing. Land needs plot area and zoning text, not bedrooms. One field set per property type keeps forms short and filters accurate.
Core custom fields handle this for a small portal. The free Real-Estates Attributes plugin adds a ready set (property type, rooms, floor area, year built, status, and features such as heating, elevator, terrace, parking, and furnished) to the publish form, listing page, and search filters in the categories you choose. For grouped sections and range sliders, Ultimate Attributes PRO is the paid option.
Property searches start with location. Put city or district first in the search box, then sale or rent, property type, price range, and size. Show bedrooms or rooms as a dropdown, not free text.
Location, property type (category), price, floor area, rooms or bedrooms, furnished for rentals, parking
Year built, energy rating, floor number, heating, deposit, construction type
Room count, size, and price: sellers type them inconsistently and filters miss the listing
Every searchable field adds work to each search query. Turn on Allow Search only for fields people really filter by. Import geolocation data for your country so city and region filters use clean lists. Osclass also stores a city area (district) on each listing; ask sellers to fill it in for large cities, where buyers search by district.
Buyers judge a property by its surroundings, so a map on search and listing pages is expected on a property site. The OpenStreetMaps plugin shows listings on a free map without Google Maps API fees. If buyers need distance search, such as everything within 10 km of a city, add the Radius Search plugin.
Decide how exact the pin is. Some owners do not want their address public before a viewing. A city area plus an approximate pin is a common compromise; state the rule in your posting guidelines so agencies follow it too.
Agencies bring most of the inventory on a property site, so give them a reason to list with you. Agency Management lets a user create an agency, invite agents by email, and assign roles (publisher, editor, manager, administrator). You can require admin approval for new agencies and cap the number of agents per agency. Paired with the Business Profile plugin, each agency gets a public page with its listings and team. Where your country licenses estate agents, ask for the licence or company ID when an agency applies, and show it on the agency page; buyers check it.
Keep leads on your site. The Instant Messenger plugin gives buyers and agents an on-site inbox with email alerts, so enquiries stay on your site instead of moving to private email on the first message. The free Loan Calculator plugin adds a mortgage estimate box to listing pages in the categories you choose.
Agencies that run their own software can send listings as a CSV, XML, or JSON feed through the Ad Importer plugin. Map their fields to yours once, then rerun the import when the feed changes.
Rental scams are the main abuse on property sites: a copied photo set, a low rent, and a request for a deposit before any viewing. Turn on Require Admin Approval so new sellers are checked before their listings go live, add Cloudflare Turnstile on registration and contact forms, and publish a rule that no one should pay before seeing the property.
Duplicates come from the same property posted by the owner and two agencies. Decide your policy before launch (one listing per property, or one per seller) and write it in the posting rules. Set listing expiry to match how fast property moves in your market, so sold and let properties drop off without manual cleanup. Expiry runs on cron, so set up a real system cron job on production.
Keep private owner listings free at the start; they build the inventory that brings buyers. Charge agencies once they get enquiries. With the Osclass Pay plugin, common options are:
Turn on one paid option first and test payment callbacks on staging before live keys. Fee order and gateway setup: how to monetize a classifieds website.
Your best search pages are category plus location: apartments for rent in a city, houses for sale in a region. Index those pages once they hold real listings. Keep stacked filter URLs (price plus rooms plus sort) out of the index, because they create thousands of near-empty pages.
Give each category and city page its own title and a short intro about that market. The All-in-One SEO plugin from OsclassPoint sets title and description rules per category and city; Sitemap Pro splits large sitemaps and refreshes them on cron. Listing pages should carry the property type, transaction, and city in the title, for example a two-bedroom apartment for rent in a named district.

Osclass runs the public listing site: search, listing pages, accounts, agencies, and fees. It is not an agency CRM, an MLS or IDX feed service, or a tool for tenant management and rent collection. Agencies keep those systems and send listings to your site through a feed or the REST API plugin.
If your plan depends on live MLS data, check the feed licence and format first; that integration is custom work, not a setting. Osclass also does not verify who owns a property. Your posting rules and moderation decide who may list it.
OsclassPoint pairs its property portal kit with the Epsilon theme and the plugins named above. The launch steps that apply to every vertical are in how to start a successful classifieds site.
